Understand student housing in Japan before you arrive

This isn't a tool to find apartments. It's a primer on how student housing in Japan actually works—the difference between dorms, UR, and private rentals; deposits and key money; guarantors and guarantee companies; renewal fees; regional gaps—so nothing blindsides you after you arrive. What trips up most international students isn't the rent itself but the lump sum needed up front. Start there.

Compare housing types

Three broad options: dorms, UR rentals, and private apartments. The trick is to choose not just by monthly rent but by how heavy the upfront cost is and whether a guarantor is required.

Student dormitory

Low upfront

University dorms, private student residences, international houses, etc. The lightest upfront cost—a strong choice right after arrival.

UR rental

Mid upfront

Public rentals from the Urban Renaissance Agency. The big draw: no key money, no agency fee, no guarantor.

Monthly (est.): Comparable to private, sometimes a bit cheaper (depends on unit/area, est.)
Upfront (est.): Lighter—zero key money/agency/guarantor; a deposit still applies (est.)
Guarantor: None required (neither personal guarantor nor company)

No guarantor or guarantee company (student-friendly)

Private apartment

High upfront

The most choice and freedom—but the heaviest upfront cost. A guarantor or guarantee company is usually required.

Upfront (est.): About 4–6 months' rent (the heaviest)
Guarantor: Required (either a personal guarantor or a company)

Pros

The widest choice of layouts, locations, and terms
Pick freely—near your school, workplace, etc.
A lease in your own name—more day-to-day freedom

The upfront-cost breakdown (the biggest trap)

With private rentals, on top of rent you pay a deposit, key money, agency fees, and more—all at once. Even a ¥100k/month apartment can require roughly ¥400k–¥500k at signing.

Upfront cost is roughly 4–6 months' rent as a guideline. It's the most overlooked item—underestimate it and you can run short of cash right after arrival. A dorm or UR rental greatly reduces this burden.

Guarantors & guarantee companies

Most landlords require either a personal joint guarantor or a rent guarantee company. International students without a guarantor in Japan usually go through a guarantee company.

You pay a fee and a company guarantees you. This is the common route for students without a guarantor in Japan—an initial fee plus a yearly renewal fee.

Private rentals are typically renewed every two years, and a renewal fee may apply at that point (it varies by region).

Regional differences

Rent varies a lot by area. Tokyo's 23 wards are the most expensive; regional cities and suburbs are cheaper. If your university is in the suburbs, nearby rents tend to be lower too.
